The problem

A well-shot tour with a voice that lets it down

The broker films the unit on a phone and talks while walking: echo in empty rooms, the air conditioner humming, short breath on the stairs.

  1. The result shows a property worth hundreds of thousands with a soundtrack that does not inspire confidence.

  2. The numbers are the whole ad. Plot area, built-up area, bedrooms, floor, distance to the main road. One figure said too fast or misheard means calls from the wrong buyers and an awkward conversation at the viewing.

  3. And the inventory changes every week: a unit sells, a price is revised, a new phase opens for booking. Re-filming the commentary or ordering a new recording for each change delays the listing, and property does not wait.

Why Vocla

Why Vocla for real estate narration

  • Numbers and areas heard as written

Write the area, the room count and the price as words and they are read without ambiguity; add a pause after each figure. Any district or masterplan name that stumbles can be fixed with one-click tashkeel or saved in the pronunciation dictionary.

  • A calm tone that builds trust

Buying property is a big decision, and an over-excited voice makes people wary. The voice library has composed, mid-to-low voices suited to property narration, and you control their speed and stability.

  • Modern Standard Arabic for investors, dialect for locals

A project aimed at buyers from several countries suits Modern Standard Arabic, while an apartment in a residential district feels closer in the local dialect, such as Saudi, Emirati or Egyptian. The same script can be generated both ways.

  • English project names inside the sentence

Many projects and amenities carry English names. Those words are read inside the Arabic sentence, and you can fix the pronunciation of the project's name so it is repeated the same way for every unit.

  • Update the ad when the price changes

Edit the sentence that changed, regenerate it with the same voice and settings, and swap the audio in the video. There is no need to redo the whole tour.

How it works

How to add narration to a property tour

  1. Step 1

Collect the facts from the listing sheet

Area, bedrooms and bathrooms, floor or number of storeys, orientation, age of the building, and the services around it. If you cannot back a claim up, leave it out.

  2. Step 2

Write along the route of the tour

Order the script the way the camera moves: entrance, living room, kitchen, bedrooms, then the view or the courtyard. One or two sentences per space, so each description lands on its picture.

  3. Step 3

Spell out numbers and write units in full

Write 'two hundred and fifty square metres' in Arabic words, not digits and abbreviations, and 'five minutes by car', not 'close to everything'. Precision persuades better than praise.

  4. Step 4

Generate and match the voice to the shots

For a long tour, generate each space as its own paragraph, and adjust speed and pauses so the description of a room ends before the camera leaves it.

  5. Step 5

Download the file and add it to the video

Download the WAV or MP3, lay it in with your video editor, and publish the video yourself. Follow your local advertising rules for property; the content of the ad is your responsibility.

Cost

What does a real estate voice-over cost?

A one-minute tour needs about a thousand characters, and a thousand characters costs between 800 and 1,200 credits depending on the model. Cost therefore follows the length of the description, not the number of units, and you see it before generating. When a price changes, you pay only for the sentence you regenerate.

A property ad is commercial use whether you are an independent broker or a developer, so you need the Starter plan or higher at $4.99 a month, which also includes WAV export. Offices listing many units are better served by the Professional plan's 80,000 credits a month and its three seats for the marketing team.

The numbers

Quick maths

Worked example: a 1-minute script is about 800 to 1,200 credits.

  • Free plan: 500͏ credits a month for text to speech, with MP3 downloads, for personal use only.
  • Text to speech uses 800 to 1,200 credits per 1,000 characters, depending on the model. 1,000 characters is about one spoken minute, and tashkeel marks are never counted.
  • Commercial usage rights and WAV export start with Starter: $4.99 a month with 5,000 credits.

Figures use the current plans and default credit rates. The exact cost is always shown in the app before you confirm.

Publishing this for a business?

The Free plan is for personal use and evaluation. Audio and video you publish for a brand, a client or a monetised channel need commercial usage rights, which start with the Starter plan.

Questions people ask

Does it read areas and prices correctly in Arabic?

The surest way is to write numbers as Arabic words, for example four hundred and fifty square metres, so they are read exactly as written. Digits are read too, but spelling them out settles the grammatical form of the number and the noun. Listen to every figure before you publish.

Can I use the voice-over in a paid property ad?

Yes, from the Starter plan up, which is where commercial usage rights are included. The Free plan is for personal use and trials only. The content of the ad, and its compliance with local advertising rules, remains the advertiser's responsibility.

Should a property ad use Modern Standard Arabic or a dialect?

Modern Standard Arabic suits large projects, buyers from abroad and anyone who wants a formal tone. The local dialect feels closer in ads for apartments and villas aimed at residents of the same city. Generate the first paragraph both ways and play them to a colleague before committing.

Can I narrate in my own voice as a broker?

Yes, with voice cloning, available from the Starter plan. You record a clean sample of your voice, and one to two minutes gives the best likeness; the cloned voice then reads your property descriptions in your own dialect. Cloning is allowed for your own voice or a voice whose owner has given written permission.

Does Vocla film the property or make the video?

This page is about narration for footage you shot yourself. Vocla Video, available from the Starter plan, generates AI scenes from a script; those scenes are imagined, not pictures of your actual property, so they suit general teaser clips and not the presentation of a specific unit.

How long should the narration for a property tour be?

Forty seconds to a minute and a half for a tour inside a unit, and about twenty seconds for a vertical teaser. Write one or two sentences for each space that appears in the video, and check the audio against the shots before you publish.
