Quick answer

For a professional real estate video voiceover, film the property or gather its real photos, write a 30- to 60-second script that opens with a hook, then location, features and a call to view, and generate the voiceover in Vocla in your buyers' language: Saudi, Emirati or English. Lay the voice over your footage, add Arabic captions, and include the ad permit number where your market requires it.

01The structure of a listing video people watch to the end

Buyers decide in the first seconds whether to keep watching or scroll. So do not open on the agency logo or a long shot of the entrance; open with a question or a feature that speaks to the viewer's need. Here is a proven structure for a 30-second video:

SecondsPartExample
0 to 3HookLooking for a home the whole family will love?
3 to 10LocationA quiet neighbourhood, minutes from schools
10 to 22FeaturesThree bedrooms, a big majlis, a private garden
22 to 27Price or payment planA clear price or an easy payment plan
27 to 30Call to actionBook your viewing today

The voice is not a detail. Property photos alone feel like an album; a voiceover turns them into a tour led by someone who knows the place. Match the tone to the property: calm and confident for luxury villas, warm and family-focused for homes, a little more energetic for a project launch.

Check the length before you write. Thirty seconds fits roughly 60 to 75 words at a comfortable pace, and a property ad needs room to breathe between features. Use the calculator to time your script before generating:

02Ready scripts for property ads

Four scripts for the most common jobs. Swap in your neighbourhood, features and figures, and never mention features the property does not have.

Heads-up

Do not say what you cannot prove. Lines like best location in the city or guaranteed returns can be seen as misleading, and some regulators monitor property ads closely.

03Two ways to make the video: real photos or generated scenes

In real estate, buyers want to see the actual property. We recommend the first route for listing ads and the second for brand and awareness content:

  1. 1Route one, your real footage plus a Vocla voice: film the property or gather its photos, generate the voiceover in Text to speech, and combine them in your usual video editor. Then upload the finished video to AI captions to burn in Arabic captions and reframe it to 9:16 for Reels and TikTok.
  2. 2Route two, the Vocla Video studio: write the script and pick a voice; Vocla splits it into generated scenes you approve on a storyboard before rendering, and outputs an MP4 with voice and Arabic captions. From Starter up you can upload a photo as the first frame; the other scenes are generated.
Heads-up

AI-generated scenes do not show your actual property. Never present them as the unit for sale or rent; use them for brand content and general ideas such as family life in a new home, with a clear disclosure that they are generated.

04Dialect, neighbourhood names and numbers

Use the buyer's dialect, not the developer's. A Riyadh villa for Saudi buyers should be voiced in Saudi; a Dubai project aimed at buyers from many countries may need an Emirati or MSA version plus English. Here is one line in Modern Standard Arabic and in Saudi (looking for a home for the family? book your viewing now):

Modern Standard Arabic

هل تبحث عن منزل يجمع العائلة؟ احجز موعد المعاينة الآن.

Saudi

تدوّر بيت يجمع العيلة؟ احجز موعد المعاينة الحين.

  • Neighbourhood and project names: add them to the pronunciation dictionary once, including the district, the project and the developer, so they are right in every ad.
  • Prices and areas: write them out as words in the voice script, for example one million three hundred thousand riyals or four hundred square metres in Arabic, so they are read the way you say them.
  • English words: terms like townhouse and penthouse are common in Dubai ads, so keep them in Latin letters inside the Arabic script.

05Ad permits and disclosure in property marketing

Property advertising in Saudi Arabia and the UAE is regulated, and the voiceover is part of the ad. This is not legal advice, but these are points worth checking before you publish:

  • Saudi Arabia: the Real Estate General Authority (REGA) requires a real estate advertisement licence and offers a service to verify an ad's licence. The licence number and advertiser details must appear in the ad under the rules.
  • Dubai: the Dubai Land Department requires a permit for property ads through its Trakheesi system, with the permit number shown in the ad.
  • In video: put the licence or permit number on screen or in the post description as the regulator requires; do not rely on saying it in the voiceover alone.
  • Disclose generated content: if you use AI-generated scenes, say so and never present them as the actual property.

Sources as of October 2026: REGA, Real Estate Advertisement License inquiry service (rega.gov.sa); reports on REGA's real estate marketing and advertising governance regulation in force from 1 May 2026; Dubai Land Department, real estate advertising permits via Trakheesi (dubailand.gov.ae). Rules change, so check with the regulator or a legal adviser.

06Cost and the right plan for an agent or agency

A 30-second voiceover costs about 600 credits on Vox Prime, and every dialect costs the same. The right plan depends on how you make the video:

Because a revision only regenerates the line that changed, updating a price after a reduction or a new payment plan needs no new recording session, which matters in a market where offers change every month.

If youBest planWhy
Lay the voice over your own footage in an editorStarter, $4.995,000 credits, commercial rights and WAV: about eight ads a month
Make horizontal and vertical videos in VoclaProfessional, $29Up to 60 s per video at 1080p, no watermark
Run an agency with a marketing teamProfessional3 seats and 80,000 credits a month

Video on Starter is limited to 30 seconds a month and 15 seconds per video, vertical at 720p with a watermark, so it is for testing more than for regular listings. For other sectors and their scripts, see our small business guide and the real estate templates in the wiki:

07Common mistakes in real estate videos

  • A voiceover that narrates the obvious: here is the kitchen, here is the living room wastes time. Say what the picture cannot: an open kitchen so you stay with the family while you cook.
  • A script longer than the footage: the voice gets rushed or the last line, usually the call to action, gets cut. Time the script before you generate.
  • Music louder than the voice: music sets the mood, but if it buries the voiceover the information is lost. Keep it low under speech.
  • No captions: many people scroll with the sound off, and burned-in Arabic captions make sure the location and price still land.

Buyers see dozens of property ads a week. The one they remember tells the story of their next home in thirty seconds, in a voice that sounds like their city.

Key takeaways

  • Open a listing video with a hook, then location, features and payment plan, then a clear call to view.
  • Use real property footage with a Vocla voiceover for listings; keep generated scenes for brand content, disclosed.
  • Lock neighbourhood and project names in the pronunciation dictionary and write prices and areas as words.
  • Check ad licensing in your market, such as REGA in Saudi Arabia and Trakheesi permits in Dubai.

Frequently asked questions

How long should a real estate video be?

Usually 15 to 30 seconds for social media, and one to two minutes for a full property tour. Put the strongest feature in the first three seconds.

Can AI turn property photos into a video?

From Vocla Starter up you can upload a photo as the first frame of a video; the remaining scenes are generated. For listing ads, it is better to combine your real photos with the voiceover in a video editor.

Which language or dialect should a property ad use?

The target buyer's: Saudi in Saudi Arabia, Emirati or MSA in the UAE, plus an English version for international buyers.

Do property video ads need a licence or permit?

In Saudi Arabia, REGA requires a real estate advertisement licence; in Dubai, the Land Department requires a Trakheesi permit. Check with the regulator in your market, as this is not legal advice.

How much does a real estate voiceover cost on Vocla?

About 600 credits for a 30-second ad on Vox Prime. Starter is $4.99 a month for 5,000 credits with commercial rights.
